Ash tax Solutions is owned and operated by Richard J. Ash. For over 44 years, Richard J. Ash represented thousands of property owners in reducing their market value, thus saving these owners significant amounts in real estate taxes. Furthermore, Richard has taught law firms the basics of representing property owners in reducing their real estate taxes.

Our Process

Ash Tax Solutions goal is to help property owners put money back in their pockets. There is no upfront cost for filing an appeal with the Cook County assessor’s office. Therefore, we only get paid when you win the appeal. There is no risk in this process. If we do not lower your taxes you do not owe us anything.

01. Inception

The process will begin with an initial meeting where we will go over your current property taxes. During this meeting we will also go through a course of action that best fits your property tax needs.

02. Data

Once we have decided we are a good fit for each other, we will need to collect all necessary information to reduce your property taxes. After all of your documentation is compiled, our team will diligently go through it to identify the potential errors in your current property assessment.

03. Appeal

We employ an analysis of similar properties based on sales of properties in current market conditions, maintenance costs of property, improvements of property, possible replacement costs of property, and income of the property. We will manage all of the essential steps in the appeal process. Ash Tax Solutions will negotiate on your behalf with the Cook County Assessor with the goal of being reassessed resulting in savings.

04. Save

Upon reaching a successful settlement, the county will calculate the reduction into your tax bill. You may also be eligible for tax reimbursements. Don’t forget we are on a triennial cycle in Cook County so come back in 3 years for more potential savings!
